New build homes are often marketed as “fibre ready” — but that doesn’t always mean broadband is instantly available the day you move in. Here’s what to check.
“Fibre ready” vs “fibre installed”: Many new developments have ducting laid in preparation for fibre, but the actual fibre cable and connection may not be activated until a provider completes the final installation — this can lag behind construction completion.
Check before you move in:
- Run a postcode/address check as early as possible, even before completion, to see which providers show availability
- Ask your developer directly whether fibre is already live, or only “ducted and ready”
- If it’s a very new development, ask whether other residents nearby already have active connections — a good sign the network is live
What if fibre isn’t live yet? You may need a temporary solution (like a mobile broadband dongle or 4G/5G router) until the fixed line installation is completed — worth planning for if you’re moving in shortly after completion.
Multi-provider developments: Some new builds have exclusive arrangements with a single network builder (like OFNL), meaning your choice of ISP may be different to what’s available in neighbouring older streets — always check specifically for your postcode rather than assuming coverage matches nearby areas.
Bottom line: Don’t assume — check coverage at your specific address before your move-in date, and book your install as early as the system allows.
